Do for a Cape Lawn

Cape Cod’s sandy soil drains quickly, but that doesn’t mean it can’t become compacted. Between regular mowing, foot traffic, and everyday use, the soil gradually gets pressed down, making it harder for water, air, and nutrients to reach the roots. Core aeration removes thousands of small plugs from the lawn, relieving that compaction and opening the soil back up so the root system can get what it needs.

Aeration and overseeding can be done separately or together, depending on what your lawn needs. Aeration addresses compacted soil and improves conditions at the root zone, while overseeding introduces new grass into thin or bare areas to improve density and help build a thicker, more even lawn. When a lawn needs both, aeration also creates better seed-to-soil contact, giving new grass a better opportunity to establish.

Why Fall Is the Right Time on Cape Cod

Timing matters just as much as the work itself. By early fall, the intense summer heat has started to ease while the soil is still warm enough for active growth. Those conditions give new grass a better opportunity to germinate, establish roots, and fill in before winter.

Once a year suits most lawns on the Cape, and early fall is the best time for it. A lawn that's badly packed down or takes a lot of foot traffic may want it twice a year. It matters more here than in a lot of places because the sandy surface usually lies over a hard, compacted layer.
Aeration takes small cores of soil out of the ground to ease compaction and open a path for water, air, and nutrients to the roots. Overseeding sows fresh grass seed to build up the thin spots. The two go together because seed dropped into just-aerated ground touches bare soil, and that lifts germination sharply — seed scattered over packed or thatch-heavy turf on its own has a hard time catching.
The sweet spot is early fall, roughly September into October. The ground is still warm, the air is cooling off, and weeds have eased back — all of which give young seed its best shot at rooting before the cold sets in.
We pick the blend to suit the grass you've already got and the conditions on the property. For most Cape lawns that means overseeding with a tall fescue, ryegrass, and Kentucky bluegrass mix, which grows in thick and takes wear well.
Go easy on foot traffic until the seed comes up, which usually takes 10 to 14 days. Leave the mower until the new blades are around 3 inches, then cut it like normal. More than anything else in that stretch, steady watering is what drives germination.
